Okay so this a hard one for me to write. So for the last 4 years I’ve been thru hell with the landlord ( slumlord) Russ Petrilia with ( Ashford management & pacemaker steel with his wife Linda Romano have consistently ignored every text , email & phone call I’ve ever sent trying to communicate what is going on which to this day still gets ignored . The parking lot was cited by codes for public hazard , the roof has leaked since day one, kitchen ceiling and bar ceiling has collapsed and had mold because of the roof leaking, had a fire which destroyed the back entry and staircase and had structural damage all which every email phone call text message was completely ignored not one communication back ever about it. I was forced to fix it and spend my own money fixing it. They still never asked about it and now they took me to court to evict me because I will not make capital improvements to their building I I do not have a triple net lease and I am not responsible for something that has been neglected for the last 30 years. There has been no Property Maintenance this guy in Ashford management lsay that they have no responsibility to any building their own not structurally nothing no repairs at all. I’ve spent over $25,000 making repairs just to keep the building in operation now I’m gonna put on blast the Utica city Court the codes department and Judge Christopher girurruzzi that probably got bought and accepted bribes from Ashford management Lin Romano pacemaker steel he made a judgment that said I am responsible for the parking lot in my lease. It says keep parking lot, clean and free of debris that got interpreted to mean I have to repave it and repair it. The fire which he completely abandoned the building for I’m responsible for all structural fitting and fixing because of the leaky roof. The parking lot was also a public hazard which goes to his company. He process served me those violations the very next day, which is which is retaliation I was told that these are my responsibilities. I have to put a new roof on his building if I want to keep my business, I don’t have a triple net lease. I have one year left in my extension so basically they’re telling me that I have to pave his parking lot put a roof on that’s a good deal for him right they are slum lords Is in disrepair I’m asking for help. I’m asking to put this on blast show it to everybody. The news radio I don’t care because what it does is they’re putting me they’re backing me into a corner to fix. Improvements for his building, that’s been miss managed, and never maintained properly. Wouldn’t anyone like to own a building and have to do nothing to it. I’ve never asked this man for anything in four years other than what’s going on now. It is interrupted my business. I’ve had health code violations because of the roof because of his lack of Property Maintenance and I am backed into the corner now and given I don’t know a week a month to leave if anyone knows me and knows what I do. I put care and effort into everything I do about this business and to be strong armed by some scumbag that does this to every business owner that goes in here and every property that he has is not right just cause they have money. I’m asking for help I need an appeal lawyer preferably someone that’s not scared of them. I’m not fu***ng scared of them. I’m not gonna get bullied out of my business because I won’t you Improvements so please put this on blast. I’m asking for help if anyone wants to continue enjoying Utica barbecue. I’m asking you to reach out to me to someone you know with information about a lawyer cause this is done dirty and I’m not gonna go down without a fight. God bless you go barbecue.
PS there has to be something I’m missing here and there has to be advocacy. It cannot just be a slumlord that does nothing. He hasn’t put one dollar in this building in four years but logically I cannot do capital improvements without a long-term 20 year lease or something like it doesn’t make sense or if I buy the building I’m paying for the stuff now and then I’m paying for the equity later. That’s a good deal. This guy is a dirtbag.
Also, anyone that can get this out there news media I need .I’m fighting this for every small business owner around here to get screwed over by every scumbag of one Landlord. I’m not gonna back down any lawyers that can help me out. I need an appeal immediately at the county court level or anybody I can talk to I am willing to have conversations with. I’ve been stonewalled and just blatantly ignored by everybody
