Part 1 of āœØ Designer Decisions āœØ in The Heirloom Edit Powder Room!

One of the easiest ways to make a bathroom feel more custom isnā€™t choosing a more expensive tile- itā€™s rethinking where the tile stops.

Instead of ending the backsplash at a standard height, we designed an 18-inch backsplash that extends all the way to the bottom of the mirror. That one decision creates a stronger focal point, makes the vanity wall feel taller, and gives the entire space a more intentional, built-in look.

Itā€™s a subtle detail, but itā€™s often the little design decisions like this that transform a beautiful bathroom into one that feels thoughtfully designed.

Staging the Highland Hills Show Home was all about capitalizing on an already beautiful foundation. Every finish, cabinet, tile, and fixture had been thoughtfully selected, so our focus was on layering in the small details that transform a brand-new space into one that feels warm, lived in, cozy, and inviting. šŸŒæ

Thoughtfully styled open shelving. Fresh florals. Vintage-inspired artwork. Folded linens. Warm wood accents. Everyday pieces with purpose. These intentional touches help buyers connect emotionally with a home, making it easy to picture life unfolding within its walls.

In this primary suite, every layer was chosen with intentionā€”from the varied textures and quality textiles to the refined, calming color palette. šŸŒæ

Oversized artwork creates an instant focal point and anchors the bed, while soft blue accent pillows add just the right amount of color without overpowering the space. The textured bench introduces another layer of warmth, and the mix of wood, upholstery, woven elements, and metal keeps the room feeling balanced and collected. šŸ˜Œ

The built-ins were styled with a thoughtful blend of meaningful pieces the client already owned and carefully curated new accessories. By varying heights, mixing materials, and leaving breathing room between objects, the shelves feel elevated rather than overstyled.

The existing grasscloth accent wall and luxe window treatments add richness and softness, tying everything together and allowing each layer to complement the next.

This lower level was thoughtfully designed to support everything from cozy movie nights and weekend game days to hosting family and friends overnight. šŸŽ„šŸæšŸˆšŸ›Œ

Performance fabrics and durable finishes were selected to stand up to everyday life with kids, while the oversized sectional creates the perfect place to gather. For overnight guests, one side of the sectional converts into a bed, and the bistro seating includes an additional pull-out bedā€”adding extra sleeping space without compromising the design.

Layered textures, warm wood tones, and a calming neutral palette give the room an elevated feel, while every furnishing was chosen with comfort, functionality, and longevity in mind. šŸŒæ
