I met Bill Taylor almost 20 years ago when he wandered into Pinocchios to see if I wanted some music.
We have become true friends over the years having experienced so much together. I’ve watched him play for years, treating guests like family. I’ve seen him get a PhD and become a great therapist. But above all…he has been there for me through thick and thin. Bill…you are a true blessing to me 🙏🏼🎀 and i appreciate who you are as a person and as a genuine friend.

Good News and Bad News...
McWhinney won in court (imagine that) so we won't be reopening Pinocchios in Loveland :-(
But we have opened TWO new restaurants in Greeley.
We have Pinocchios Italian at 905 16th St
and our newest project is a PRIME RIB HOUSE named PRIME!
We are at 804 8th St, where the precious Greeley Chophouse was. Open everyday but Monday🥰❤️
Come visit!! It's worth the drive!!

Today is exactly 20 years since I opened Pinocchios in Longmont.
My fight for my Loveland location continues . McWhinney, the landlord denies there is a noxious sewer odor coming from the foundation.
They will not compromise in any way. We are going to court in about a month. It saddens me as a single woman entrepreneur that I can have my livelihood put in jeopardy at the whims of my landlord.
It’s sad for the community as well.
Independent restaurants are an endangered species.

Update: My attorney has begun the fight against Goliath. We will start with mediation but a court date has been set. Our landlord has refused to fix the sewer odor coming from the foundation, that made it impossible for us to do business. We miss all our loyal guests, but are honored that many of you continue to support us at the Greeley location. We hope this can all be resolved with a positive result. Love to you all, Annie

As many of you have seen, our Loveland location has been temporarily closed for the last two weeks with building foundation issues and a terrible sewer smell. This has persisted for nearly a year now and after a long battle with the landlord trying to wrongfully evict us, the judge ruled in our favor in late February. All plumbing and vent issues we would be responsible for have been scoped and inspected with no findings or issues. Our grease trap is cleaned quarterly as required by the city of Loveland. Unfortunately, the landlord is unwilling to correct the building issues and has failed to respond to our attorney’s request to work amicably on a solution.

We believe the landlord wanted to put In and Out Burger at our space 1455 Rocky Mountain Ave. But since we were not evicted, the day after our court victory, they announced In and Out Burger would go in the old Mimi’s building in the same complex.

It is now on us to go after the landlord for damages to our business. Being the only independent woman-owned business in Centerra… it feels like we are being bullied and the business is being disrespected.

This may be our last Valentines Day...
Woman owned, independent business may not stand a chance against real estate tycoon McWhinney.
As you can see, our lot in Loveland is being offered for a land lease…even though we have six more years on our lease.

As many of you have experienced, we have had a sewer smell in our dining room. We have found a temporary fix, but our landlord, McWhinney, refuses to fix the foundation problem.

Our opinion is that they want someone to scrape the building and build their own building… like…
In & Out Burger…

We will look for a different location, but haven’t had any luck so far.

We have been in Loveland for four years and have made so many friends. We’ve gotten to know our guests and heard how glad they are that we made it through covid. And now this… It’s heartbreaking for us.

We will keep you updated on when and where we might relocate.
