Here’s another look from the property, this time inside the Barleycorn’s Brewhouse next door, where a new mural is coming to life. Designed like a vintage postcard, it captures the full vision of The Downs of Nicholson and everything taking shape around it.

The response to The Royal Kentuckian gift certificates has been incredible, and we’re truly grateful. Because so many guests asked if there was still time to be part of the early preview, we’ve decided to keep the opportunity open just a little longer.

Guests who purchase a $100 gift certificate will be invited to a private preview tour ahead of opening day. The tour will include a first look inside the Royal Kentuckian, along with a walk through the upcoming Barleycorn’s Brewhouse and brewery next door, before we welcome the public.

The The Royal Kentuckian signage is going up today at The Downs of Nicholson. Seeing the name on the building makes it all feel very real.

A Kentucky masterpiece in the making. ❄️ Even under a blanket of snow, the progress at The Downs of Nicholson is stunning. This massive structure (modeled after the iconic Manchester Barn!) will soon be home to The Royal Kentuckian and our newest Barleycorn’s Brewhouse.

We’re counting down the days until we can swap these snow boots for a seat at the bar! Who else is excited for the grand opening?

We are looking forward to 2026 and opening our doors soon! The Downs of Nicholson is absolutely beautiful!

Big things are taking shape at The Downs of Nicholson. Progress is rolling right along, and we’re heading into the new year with excitement as The Royal Kentuckian, Barleycorns Brewhouse, and the Grande Nicholson Event Center prepare to open.

We can’t wait to welcome you in 2026, it is going to be a big year out here.🏇
