Cross your fingers long-time, loyal C&P guests from 1979 & beyond! We are in talks with 2 highly respected and experienced restauranteurs in the Fort Lauderdale area, that have expressed interest in acquiring the rights & brand of Carlos & Pepe’s for a new, smart-sized location, with ALL original recipes, love & flair, Dave Alderman started on 17th Street 45 years ago.

One of the candidates currently operates multiple restaurants in Fort Lauderdale with great customer service as an outstanding operator. The 2nd professional was a long-time manager at Carlos & Pepe’s for many years with amazing passion back in the Alderman era. Either of these leaders will undoubtedly keep the C&P Legacy alive, with great food, service, and of course World-Famous Margarita’s!

Many of the long-time guests have asked about sentimental memorabilia from back in the day. As we cleaned out the restaurant, we uncovered a gem in plastic, of the ORIGINAL Carlos & Pepe’s menu from 1979 in perfect condition. We will be taking “blind” bids via Facebook (send your offer via DM) and this will go to the highest bidder at the end of August 16, 2024, 8pm.

Carlos & Pepe's Mexican Restaurant was a staple in Fort Lauderdale since 1979, 45 years. What's for sale is the rights to brand, all original recipes, and the food truck, which is operational with a consistent operating location, as well as upcoming events and approval as of 1 of 5 total food trucks authorized to operate the 11 locations within Port Everglades (where the crew ships/cargo ships reside weekly)

The restaurant recently closed the 5,751 sq ft location on July 1, 2024 - the monthly rent of $29K, along with HVAC issues over $36K that could not be resolved with landlord, were key factors in closing the restaurant. The restaurant was too big & expensive in 2024 to continue operating. The last 11 months revenue exceeded $1.9MM, but the economy to scale wasn't profitable with the expenses. Cut the rent in half, it's a whole different result.

FYI, there were 2 very serious, interested parties that offered to buy the completely renovated restaurant prior to closing, unfortunately the landlord would not be flexible with the prospected new tenants/owners in restructuring the rent, thus the experience operators walked away from the transaction.

The brand & following of the restaurant is valuable for the right operator with a "smart" sized location in the city of Fort Lauderdale. There is an opportunity to be present immediately in a completely built out food hall within the area. There is a 4COP liquor license that can be transferred to the buyer of the business, which would be put into a new legal corporation of your choosing.

The food truck is completely up-fitted with what's needed to run the business on wheels. I have all the pictures I can send you with the equipment. Cost of the 1993 Chevy truck (78K miles) was $82K with all items, including the 9500W generator & trailer.

In summary, I am flexible in doing a sale of the truck, operating under Carlos & Pepe's on Wheels, selling the brand as mentioned for a smaller upfront price with a revenue share % ongoing. This would allow for an experienced operator/chef/GM/family ownership to get in with this iconic brand for far less capital upfront.

Dear Carlos & Pepe’s Guests,

I hope this message finds you well. I'm writing to share some updates regarding our recent developments. After conducting estimates for HVAC replacements on several units and engaging in discussions with our landlord, we've unfortunately been unable to reach a financial agreement. As a result, we must sadly announce that Carlos & Pepe's on 17th Street will be permanently closing its doors.

I want to express my heartfelt gratitude to all our staff members, regular guests, visitors, and supporters who have made the past year a memorable one. We've strived to honor the legacy of Carlos & Pepe's by serving some of your favorite dishes and recipes. It's been a source of pride for us to bring joy to many families by restoring a place that holds a special place in their hearts. We've heard countless stories from guests about their long-standing connection to Carlos & Pepe's.

On a brighter note, we're excited to announce that we will continue to offer our beloved C&P favorites through our food truck, Carlos & Pepe's On Wheels. This mobile eatery will be available for local delivery or for pick-up in Fort Lauderdale at (954) 860-0400.

Dear Carlos & Pepe’s Guests –

We will be closing tomorrow, July 1st, until further notice to repair & replace multiple HVAC (air conditioning system) units that are no longer working in the restaurant. We are communicating with our landlord in hopes of having a reasonable solution to this issue ASAP. Once this is resolved, we will advise everyone accordingly. We will be looking to provide to go orders on our food truck, Carlos & Pepe’s On Wheels ( ) as an alternative option. More information to follow this coming week. Please accept our apology for this inconvenience as we work through this situation.
