Neighborhood corner stores used to be part of everyday life. They provided food, household items and a familiar place within walking distance of home.

Many of those stores are now closed, and the buildings sit vacant. One reason is the difficulty of securing smaller loans for neighborhood commercial projects. The project may be too small for a traditional lender but still too expensive for the owner to finance alone.

Kornr Store is a modern version of the neighborhood corner store. I purchased and fully rehabilitated this long-vacant building in a Detroit food desert. Kornr Store now offers coffee, prepared food, groceries and a place for people to meet. The building already had an identity and a history as a neighborhood corner store.

This is neighborhood economic development. It is not only about large projects. It is also about saving smaller buildings, supporting small businesses and returning vacant properties abd business corridors to productive use.

This work connects directly to my book, How to Lose a Neighborhood: A Developer’s Perspective—By Design.

When smaller neighborhood projects cannot access capital, buildings remain vacant, businesses disappear and residents lose services. Those outcomes are the result of decisions. Kornr Store shows intentional development to reactivate Ferry Park Avenue- a neighborhood business corridor.
