This Saturday is Free Comic Book Day. So Having Fun Collectables is having a special day here at the center. They will have some cartoon artists there and will have free comics. So bring your kids or your kid self and see all what they have and Have Fun. They are located in 4811 building right next to Phil and Larry’s Saloon.

I am sorry, I haven’t been updating info for here at the Walnut Center. So I am going to try and keep up with any new news and tenants here at the Center. We have been really busy on the exterior facelift. We are working on finishing the back of the building now and it has been quite the chore, but we are grinding through it. Here are a few photos of the front and also some of the back of the building. My next post I will list all of our long term tenants and then will list all of our newer tenants from the last year.

Large executive office/shop for lease

We have available for lease a really nice custom designed 2,400 sq ft office space with a large 3,600 sq ft. Shop/warehouse space. The space is located around back of the complex in the North end of the South Building. There is space above entry for signage and we will also place directional signage up front by Brady St.

The office is full of custom designs throughout. This office was a commercial construction companies office and they designed it to showcase many different elements that they could incorporate into a project. As you first enter there is a nice sized showroom on the right with a custom drywall feature to hold a 52” flat screen monitor that is pre-wired over to the reception desk so that they could play a advertising video. On the left is the reception office area with a natural slate floor with a custom made design in the middle. That is also where the restroom is located and the IT room for all the routers, modems, etc.. all offices and conference room are all prewired with CAT 5 internet cable. Up front is also the nice sized conference room that has an area for a large glass window leading to the showroom for natural light. The construction company had a large company logo etched into the glass.

There are 6 nice sized offices, and all are pre-wired with a separate switch for pendant lights above each desk. There is a nice storage closet at the end of the hall. Towards the middle of the office is a large open break room with extra tall ceilings, a full wall of cabinets and a solid surface countertop and sink.
All the doors to each office and conference room are oak with full etched glass.
There are 2 doorways that lead to the warehouse/shop area. One up front and one off the break room. The shop area has 16’ ceilings, a large garage door and a man door. It also has another bathroom. Both the office and shop are very economical on heating and cooling because the space is deep into the ground on the back side. The space even when no heat is on usually stays at around 50 degrees during the coldest days.

This space would be an excellent space for all the different construction trades, a small manufacturing space(with restrictions), a supply company, etc…

We have available for immediate occupancy a nice 1,343 square foot office space located on the second floor of our South building at 4711 N. Brady st. Davenport, IA.
The office is accessed by 2 front stairway towers, one of which also has an elevator. This office has 2 nice full glass entry doors that lead into a nice sized reception/waiting area with a built in reception desk. There is a decent sized bull pen area for several people, two larger offices, 2 smaller offices and a large conference room.

PHIL and LARRY’S SALOON
A Business Highlight

We want to bring each of our tenants up front and tell their story, because with out them we wouldn’t have a complex.
This one is about Phil and Larry’s Saloon.
They are a very iconic long standing place where people, young and old can come, have a cold one (or two), visit with friends, play some pool, watch a game and just unwind after a long days work or any occasion for that matter. They are the Walnut Center’s longest standing tenant to date of over 32 years.
Upon talking with the owner, Larry Richards and his wife, Jeanine, it has been a long ride. Years ago Larry and one of his best friends always wanted to open a restaurant or bar. So they actually came to the Walnut Center to look at a restaurant there to see about opening it, but while they were there, the realtor said they also have a bar next door that had been closed for several years that was also available. So they looked at it and Larry said as soon as he saw it, he was convinced this was the place he wanted.
The space started out as the Butcher Block, then that was sold to a couple who loved cats, thus they named the bar JL Cats. They were open for about 3 years before they also closed up. So back in 1992, Larry Richards and his good friend Phil Geisler decided to pool what money they had and opened Phil and Larry’s Saloon.
Larry said it was really tough in the beginning, thankfully Larry’s wife Jeanine and Phil’s wife Debbie each had full time jobs to pay their day to day expenses. They couldn’t afford to pay anyone to run the bar, so they each had to run it themselves and they were open from 11:00a.m. to 2:00a.m., 365 days a year. In fact Larry said they have maybe only been closed a couple days for over 32 years, because they got so much snow they couldn’t get to the bar to open it.
Three years later, they bought another bar named Fricks. Phil went to run that bar and Larry stayed to run Phil and Larry’s. Eventually Larry bought out his partner and sadly Larry’s good friend Phil Geisler passed away in 2011 at the young age of 54.
Today Phil and Larry’s Saloon is run by Larry and his wife Jeanine with the help of a great group of people. It is still a staple of the Walnut Center and is still open 365 days a year, but they no longer open at 11:00a.m., but open for business every day at 3:00p.m. and are still open until 2:00a.m.
They do allow outside food and have a nice outdoor seating area. They also have as many may know a great 2nd floor party room that they rent out for all kinds of special occasions, and offer beer specials with the rented room. So give them a call to inquire about dates available, rental rates, beer specials with the room and all the rules for renting the space at: 563-386-5991.
Also join them Monday through Friday for Happy Hour from 3:00p.m. to 6:00p.m. for domestic bottles for $2.75 and $3.00 well drinks.

I know a lot of people has seen this sign and thought we were getting a new restaurant in the Walnut Center. As much as I would love to say YES, we are not. I was even surprised to see this sign. We have been doing some exterior renovation on the front of both buildings and we were working on the South end of 4711. There was a large lighted sign above the double doors and we took it down to clean the brick to prep it for painting and to our surprise this is what was underneith. Interesting thing is that this restaurant has never been at the Walnut Center. When the original owner was building the 4711 building he already had a tenant for the whole South end of the building. The Spagetti Works was going to take the space. So as the building was being built that whole area was designed for the Spagetti Works, and it was going to be an awesome space. The inside has multiple levels, it even has a dum waiter that travels all the way from the back basement to the upper level to transfer food to the different levels of the restaurant. But unfortunately as they were getting close to finishing the building the restaurants financing fell through, so was never able to even try to open for business. Thus that is why the sign is there. So if anyone wants to open a Spagetti restaurant, we already have the name picked out for you and the sign is already up and ready.

OFFICE SPACE AVAILABLE

We have a 643 sq ft office space available for lease in the South building at 4711 N Brady st. Davenport, IA. The space has a small waiting room, reception office with small sink and 2 nice sized offices. The space was used by a chiropractor until they retired. The space is located on the second floor and can be accessed by two front facing stairways, with one having an elevator. There is two large windows on the front of the stairway towers that has has an area for signage. There is also additional areas for signage on the entry doors on the main floor and directional signage in the hallways and one by the door to space.
The space would be a great fit for any small business. Could be another chiropractor, massage therapist, physical therapist or any other type business that needs a small office.

Welcome to the Walnut Center page. The Walnut Center consist of two separate Bavarian styled buildings which together have app. 90,000 sq ft of rentable space. Walnut Center is unique because we have a wide array of different types of locally owned businesses. We have a restaurant, a long standing bar, a carpet and interior design store, several different types of health and beauty businesses, and several different office and warehouse businesses and also a drive up coffee bar. We are going to be highlighting each and every business with their history and what they do. We are also going to be showing you different spaces that are available for rent, so that you or someone you may know may be interested in joining our community of local businesses. We will also be letting you know of any specials that our current tenants may be offering. So please check back weekly for all kinds of different stories to be shared about our current tenants and photos of spaces available.
