So, as most of you know, I was hoping to re-open Sweet Pete’s; the iconic ice cream store that burned to the ground 5 years ago.
I found, what I thought to be, the “perfect spot.” The dilapidated gas station in the heart of congers!!!!
Yes, I know it’s an eye sore, but part of my plan was to “fix-up” the building with new siding, a paint job, colorful awnings, beautiful landscaping, and much more.
About a month ago I approached the owner of the gas station with my idea. He LOVED it.
Then I went to the town building department and passed the idea along to Eric, the head inspector. He loved it too and confirmed that the location was zoned for an ice cream store/personal training studio.
So everything was looking good at this point. I had another meeting with the town to discuss the parking and that too was a non-issue.
With that said, I had the towns blessing. Quite a relief considering this is the same “town government” that tried having “THE CONE” removed from the original Sweet Pete’s.
How’d that work out? 😂
So with the landlord and towns blessing it was time to get the ball rolling, which I did.
I researched build out costs for the internal structure, outside repairs, machines and equipment, literature and signage, and much, much, more.
My bottom line investment would be around $200,000 which is a big nut to crack, but the vision is there, and my past success with the same type of operation, in basically the same location, made this gamble, a “no-brainer.”
So I approached the landlord with a proposal. We spoke briefly about the massive undertaking, the huge financial investment, and all the positive benefits this project would bring the town of congers.
Unfortunately, after a great conversation & agreeing this would be a huge success, we hit a brick wall.
The landlord could only offer me a 2 year lease. What?!?!
Yeah, you see, he has already submitted plans to knock down that eyesore of a building and replace it with a strip mall. Hmmmmmmmm 🤔💡🍦 💪🏋️🥊 🚲
I can’t invest over $200,000 in this venture with the possibility of being asked to leave in a few years. That’d be absurd!!!
I can, however, put dibs on this new location and that’s what I did. The owner was so impressed with what he’s heard about me from local business people in town, as well as, folks who witnessed the positive impact my businesses, CLEMENTE’ MMA FITNESS CENTER & SWEET PETE’S, had on the Congers community.
So for now, Sweet Pete’s is still a faded memory, but have hope, for one day, and that day may be in the near future, “THE CONE” will rise again.

Hopefully the landlord has his vision of the strip mall fulfilled, which, in turn, will bring my vision to reality; seeing families, kids, friends, and neighbors all with smiles on their faces as they enjoy an ice cream or novelty from Sweet Pete’s. 😊🍦
Don’t lose hope or sight of that vision. I certainly won’t. For now though, enjoy your carvel, cups n cones, twist n shake, and other ice cream shops. AND NO, I DO NOT OWN PETEY WHEATEYS!!!

Some sort of news coming Monday.

They may try to steal my ideas. Ha, I laugh!!
What will they do with them? Execute them? Follow through? Get up early and stay late? Persevere through tough times? C'mon man, please. Stealing my ideas would be the worst thing anyone could do.
Why? Because those ideas need someone to turn them into solid things. Most people talk s**t! They say they're going to do it, but they never do. That's the difference......I say, I do!
You can steal my ideas, but you can't steal my energy, passion, creativity, vision, can-do attitude, perseverance, need to succeed, or my power!

As part of my initiative to boost action in CONGERS STATION PARK there will be a weekly night where we have a variety of food trucks parked along the perimeter of the park offering a wide selection of delectables.
The first and third weeks of the month we will have several types of trucks offering their specialties and the second and fourth weeks of the month we will have other types of trucks offering their's.
We have over 60 other ideas to implement for the park that will provide an economic boost for the town, as well as, create the 'epicenter of entertainment' for all families to enjoy!

ENTERTAINERS/IDEAS WANTED FOR EVENTS

If you, or someone you know, are interested in performing at CONGERS STATION PARK in the near future we want to hear from you. We are assembling a comprehensive list consisting of numerous different types of entertainment. We're looking for the following;

1) acoustic singers/bands
2) singers or bands playing Doo-wop/country/Latin vibe/Freestyle & cover bands
3) comedians
4) magicians
5) children's entertainment(singers, story teller, clowns,etc..)
6) Dj's

Also, if you know anybody involved in the following activities/events please let them know you that we could use their services in the near future

1) classic car shows
2) farmers market
3) flea markets
4) carnival
5) inflatables
6) nutritional/sports education
7) karaoke

We appreciate your assistance in helping us create the "epicenter of entertainment" at Congers Station Park and look forward to enjoying many good times with all of you.

We the undersigned owners and proprietors of active and operating business in Congers, NY hereby endorse, support, and recommend the application submitted by Mr. Peter Clemente to own and operate an Ice Cream Stand concession in Congers Station Park.

We believe, severally and collectively, that Mr. Clemente is the ideal candidate to receive approval for his application.

With respect to Ice Cream specifically, and the Ice Cream business, Mr. Clemente has a passion for the product. He has researched Ice Cream--how to make it, how to make it better, and why we love it--for the past 25 years. He was the owner and proprietor of the very successful Sweet Pete’s Ice Cream Factory on Lake Rd. in Congers from 2007 until 2013, when the establishment was damaged in a fire. Sweet Pete’s was an asset to the community. The business was much appreciated by local residents and stimulated business and customer activity, making it a favorite of surrounding business owners as well.

With respect to Mr. Clemente’s business resume: in addition to Sweet Pete’s, he has run several successful businesses in Congers, including a Mixed Martial Arts school and a Fitness Center. He currently runs a successful niche home-repair services business, also in Congers.

Mr. Clemente has deep roots in the community: he is a 20-year resident of Congers; his wife is a lifelong resident; and his four children all attend the Clarkstown schools, where they, along with his wife, are broadly involved in extracurricular activities. Mr. Clemente has his finger on the pulse of the community at large.

For all these reasons, among others, Mr. Clemente’s interests are aligned with both local government and business interests. Approval of Mr. Clemente's application would serve to foster not only the development of commerce in Congers, but also the sense of “hometown community” with which only a concerned, committed local business owner like Mr. Clemente can further imbue our hamlet.

Once again, we heartily endorse, support, and recommend Mr. Clemente’s application.
