Here's what changed in housing policy this week:
Large private equity firms can no longer buy additional single-family homes. That's the headline of Sen. Warnock's provision, which is now federal law. Inside the 21st Century ROAD to Housing Act, called the most significant federal housing reform in decades. It also modernizes the home appraisal process, expands rural housing programs, and funds repairs and weatherization on existing homes.
Metro Atlanta has the highest share of corporate-owned single-family rentals in the country. More than 1 in 4. 6. While the law doesn't unwind that, it stops it from growing. The long-term impact is still unclear. But it's the first real federal guardrail on a trend that's been quietly reshaping who gets to own a home in this city.
