🏠 Landlords: a new annual registration requirement is coming

From December 2026, the new Register Your Rental Property service will begin rolling out region by region across England.

Registration will be a legal requirement for private landlords and will cost £65 per property, per year.

The rollout is expected to take place over approximately 12 months, with landlords invited to register as the service reaches their region.

If you own rental property, it is worth allowing for this additional annual cost within your budget now.

At Bennett’s Independent Lettings, we will continue to monitor the changes and keep our landlords informed as further details are released.

🚨 Landlords: Did you know a tenant can appeal a possession order?

An appeal is possible, but it isn't simply a second chance. A tenant must show that the judge made a legal error or there was a serious procedural irregularity, and they have just 21 days to apply.

One of the biggest risks for landlords? Avoidable mistakes.

An incorrect Section 8 notice, missing compliance documents or procedural errors can result in months of delay and, in some cases, having to restart the possession process from the beginning.

The key takeaway is simple: getting the paperwork right from day one is essential.

If you're considering possession action, make sure you understand the process before serving notice. Seek legal advice.

Did you invest in an HMO because the figures looked great on paper?

Higher rental income. Better yields. Stronger returns.

Then reality sets in...

🏠 One tenant moves out and you're advertising a room.

💷 Another tenant pays the rent late.

🔧 The kitchen tap needs repairing... again.

📞 Two tenants are arguing over cleaning the communal areas.

📋 Your HMO licence renewal is due, and you're trying to remember the latest compliance requirements.

And it's only Tuesday.

The reality of HMO ownership...

✅ Rooms become vacant more frequently than single-let properties.

✅ Multiple tenants mean multiple rent payments to manage.

✅ Shared living can lead to disputes over noise, cleaning and communal responsibilities.

✅ Fire safety, licensing, inspections and compliance are ongoing responsibilities.

✅ The Renters' Rights Act has introduced further standards that landlords need to stay on top of.

Professional HMO management takes the pressure off.

At Bennett's Independent Lettings, we can help with:

✔️ Proactive compliance management

✔️ Finding replacement tenants quickly to minimise void periods

✔️ Rent collection and arrears management

✔️ Handling tenant queries and disputes

✔️ Day-to-day property management, so you can focus on growing your portfolio

The cost of extended voids, compliance breaches and poor management can easily outweigh the cost of professional management.
