Good evening,
I'm sorry to hear about the issues king rock has caused you over the last few years. Me and my partner rented a two bed property in Radcliffe on Trent from July 2023 to July 2024. The address was ######xx ######x on Bingham road.
The year was honestly the worst year of our lives living there, from day one we dealt with rude and threatening behaviour from king rock, especially Lisa Harrison who I believe is the admin lady and also Lesley Harrison who we believe is Lisa's mother.
I'll number the issues we have had and please let me know if you need me to go into more detail if needed.
The day we got the keys and entered the property we were really disappointed as all the walls had scratches and stains on them, bits of food on the floor, dirty shower and brown marks in the toilet (poo). When we've spent all that money we expected the property to be clean at least. We sent an email to the landlord and they replied in a rude manner saying that it's normal for a property to be handed over like this however they did arrange a contracted to sort the scratches and stains on the walls. We have photos of how we found the property.
Ever since we moved in there was an issue with the toilet. When we flushed it, it made a bit of a gargling sound. We didn't think much of it until a few weeks of living there when the toilet fully blocked up and was left unusable for a few days. The land lord arranged someone to come out and look at it and they managed to unblock it. A short while later it blocked again and once again someone came out and unblocked it. This time they had to cut a hole in the kitchen sealing to removed the pipe and they claimed to have found a plastic toilet cleaner clip inside and automatically blamed us for it. (They provided no picture). Even though we didn't do it and the issue was there from the start they wouldn't listen to us and demanded ÂŁ770. This included the first call out charge and the repair on the second visit. Knowing it wasn't us who caused it we tried to fight it but we were threatened with being taken to court so we had to accept it and pay. We have evidence
On a number of occasions throughout the year Lesley would just show up without any warning on times like when there was a tradesman at our house sorting out issues like the windows. I'm sure there's a rule in the contract where the landlord needs to give 24 hours notice before so we always felt very uncomfortable with this.
When she did inspections which was done properly by giving 24 hour notice she sent us some very rude and patronising emails. These included telling us off as our shower screen was wet, we were meant to wipe down the screen after every shower but who has time for that? Telling us the carpet needed hoovering and on one of the days telling me off as I received a new work van and she said it was too big even though it's a Ford transit custom which is the most common van on the road.
When we moved out, we did everything we could to keep them happy such as giving them a 4 week notice. The day before we moved out we were told by Frank innes that the new tenets were moving in the same day as us moving out even though we paid for the whole day. At first we were told to be out at 9am but this was impossible as we received the keys for our new house on that day. So we managed to push it back to 2pm but this still felt very rushed and to make it worse the lady doing the check out report and the new tenants were on the drive waiting for us to leave. So we felt it was very unfair rushing us to leave and to make sure the house was clean in little amount of time.
finally, the worst bit. So when we gave the keys to the lady doing the check out report. She ensured us it was done by an independent party. However when we received the photos there's strong evidence that it wasn't as there is a picture of the driveway with Lesley's car on it, and there's pictures of Lesley's hands and even her face pointing out little wear and tear marks so this was very unfair. When it came to getting out deposit back it was awful. They wanted to take the whole deposit which was ÂŁ1000 and the reasons where shocking. The bathroom tap has a little bit of corrosion on so they charged us about ÂŁ100 for that even though it's ware and tear, ÂŁ70 for a new toilet seat as it was loose, even though it was loose when we moved in. ÂŁ300 for cleaning even though we left it in a very clean state, much cleaner than we found it, photo evidence can be provided. ÂŁ300 for painting even though there were very little marks on the wall. We tried fighting for our deposit back through the DPS which is a third party company but they chose to decline it and wanted to take us to court over it. We initially accepted this as we knew we was in the right however when the court order came through and we read the t&cs we found out that if we lost the case it would put a marker on our credit score and this would put us in a bad position for buying a house. We were bullied out of getting our money back and it really effected our mental health and had a lot of tears over it.
Sorry if this is long winded but it's been so hard for us loosing all this money to these nasty landlords and felt our voices were unheard as we felt there was no way of reporting them or even leaving them a bad review. I'm not shocked at all how you have been treated by them or knowing that there are others in our position.
