Topic of Discussion: The Ballantrae Sports Dome
While talking to the residents of the ward, many issues have been discussed and brought up. None more so than the Ballantrae Sports Dome.
A brief history.
Town council entered into an agreement with Ballantrae Sports Group in 2022 to design and build what is known today as the Ballantrae Sports Dome.
The Town held a groundbreaking ceremony in April 2023. The original plan was for the dome to open later that year.
Construction stalled in late 2023 because a sustainable sewage and wastewater system meeting town standards could not be finalized. BSG also cited unexpected supply chain challenges when delaying their original timelines.
However, after two years of inaction and what the mayor described as being "strung along," the town formally terminated its lease agreement with BSG in the spring of 2025 due to a total lack of progress.
The town replaced BSG with Mentana Group of Companies. In a press release the town described Mentana as "a company with a proven track record in delivering high-quality community sport and recreation infrastructure". A local report on the original agreement says Stouffville provided the parkland to the private sports operator for 25 years, while the operator paid the capital and operating costs.
With Mentana, Town officials have confirmed that "Mentana does not pay to use the land." In exchange, local sports organizations will receive preferred rates, and the Town receives some facility time for recreation programming at no charge. Mentana sets the rates for other community bookings.
The new Mentana proposal is being described as approximately 19,700 m², or roughly 212,000 square feet, and approximately 47 metres high.
The architect is calling it the largest sports dome of its kind in North America.
The facility includes:
FIFA regulation soccer pitch
24 pickleball courts
4 basketball courts
4 padel courts
Baseball practice cages
350-metre, three-lane indoor track
Fitness facilities
Restaurant
Juice bar
Retail/shop
Lounge
Change rooms
Media room
Metatherapy clinic
Unfortuantely, what's followed is very little information regarding the planning and any studies that have been conducted with the build.
For example,
What are the environemental impacts?
How would the existing infastructure handle the extra traffic?
What will the noise and visual impact be on the community?
How would the largest building in Stouffville effect the "village setting" Ballantrae exemplifies?
What are the specifics of the land lease and building finances?
Are there any concerns with Mentana? Please do your own due dilligence with specifics on how they operated the Sports Village in Vaughan.
Some will argue that the project itself is a win due to the infastructure investment made in the Ward. In fact, there is a reasonable argument for the partnership: Stouffville gets a very large indoor sports facility without taking on the full construction and operating burden itself. But, if a private company is receiving long term use of municipal land at no land cost, residents deserve to know exactly what the Town is receiving in return, how long the agreement lasts, what protections are in place, and what happens to the facility and property when the agreement ends. Again, please do your own due dilligence into the partnering company.
This build will affect residents in very different ways, but none more so than the 75 to 100 families whose homes back directly onto the project site. Many of these neighbors have lived here for decades, and introducing North America's largest sports dome into their backyards will permanently and drastically alter the visual landscape of their daily lives.
Any anger being expressed within the community is completely justified, and its primary source is a total vacuum of information. When a 47 metre tall structure is planned right against your property line, a lack of communication from local officials naturally breeds deep distrust.
Every single resident of Ward 2, especially those on the front lines of this development deserves absolute transparency. Our elected officials seem to have forgotten that public consultation is a right, not a courtesy.
There is an immense amount of critical data still not readily available. This summary barely scratches the surface. In fact, local residents like Dr. Morris who I personally met with, have already compiled pages of succinct, highly pertinent, and perfectly crafted information that details the exact risks of this build.
The goal here is not to engage in people bashing or political attacks. The goal is fact gathering. Ward 2 needs answers on environmental impacts, traffic engineering, wastewater solutions, and the fine print of the land lease. Please share this post and talk your neigbours. Use this forum as a constructive and fact based discussion.
Ultimately, I plan to be that Councillor that encourages open, transparent and vocal fact based discussion.
