270 degrees, from one balcony.

Main Beach directly below. The full length of Laguna Bay. The river winding away behind it, the North Shore beyond that, and the hinterland ranges going blue in the distance. Not one of those things. All of them at once, from the same balcony, with a sunset that runs right across the lot of it at about six in the evening.

The coastal track starts a short walk from your door.

Noosa National Park, the headland, and the ocean the whole way round. In season there are whales, and people stop mid conversation to watch them. Most of our guests do this walk before breakfast and are back on the balcony with a coffee before the day has properly started.

Several million people have walked past without ever looking up.

No. 1 is hidden in plain sight, at the top of the hill where Hastings Street runs out. A surprising number of people eventually do look up, and then come and knock on the door to ask what this place is. It sits close enough that you can be at the first restaurant in two minutes, and high enough that when you walk back up, the street stays where you left it.

It's old home week.

That is what Kerry calls this building in the school holidays, and it took us a while to understand what she meant. The people in the lift know each other. Not because they arrived together, and not because we introduced them. They have simply been arriving in the same week, to the same building, for years, and somewhere along the way they became part of each other's holiday.

Somebody checked this room after the cleaners had finished.

Every apartment is looked over before you walk into it. Every time, usually by Kerry or Darlene personally, after the team has already gone through it. It is rare that they find anything. They do it anyway, because the alternative is finding out from you. Thirty plus years, no exceptions.

Three generations. One building. The same week every year.

Grandparents on the balcony. Parents at the pool. Teenagers who will be back in twenty years with their own. It works here because these are apartments rather than hotel rooms, all on one level, with a kitchen and a balcony you can actually eat on. Families can be together without being on top of each other, which is the whole trick of a multi generational holiday and the reason most of them fail.

Three words from Kerry, our manager since 1991, and the entire cleaning standard of this building. Guests tell us it is the cleanest place they have ever stayed. Not the cleanest in Noosa. Anywhere. That is not luck and it is not the by product of good staff. It is a taught expectation, held long enough to have become the way this building simply is.
