I recently met with a customer that had concerns over permits that they would need to build a new house. I told her that I would post somethings that I think are helpful to people who are looking to build.
#1 Know your exactly where your property lines are. Get a survey if
you don't know for sure.
#2 You will need to get a soil test done. This is one of the first steps that has to be done. Without a soil test and sanitary permit you will be unable to acquire a building permit. Some septic systems
require a very large area and could be above ground based on the soils in your area. This could change where you may or can build at and don't forget about room for additional buildings or a garage. There are setbacks from buildings, wells, water and lot lines that must be followed.
#3 Most Townships are involved with the Unified Dwelling Codes and they have a designated UDC Inspector. Make sure that you or your builder contact the Inspector to get any additional permits needed by them.

If you have city sewer and water you may be notified to run a pencil stream of water to keep water and sewer from freezing. If you are notified by the utility department to run your water, run your cold water line NOT THE HOT WATER. DO NOT STOP running water until your utility tells you it is safe to turn off your water. Frost may be as deep as 6 to 7 feet under driveways and parking lots. Just because we get 40 or 50 degree temps doesn't mean the ground is thawed. Just remember you are held responsible for the water and sewer lines from the street to your house. If lines break you will have to pay for the repair.

With the latest cold weather I am getting calls for frozen sewers again this year. If it's been a while since you have been to your cabin be careful when running water. Signs to look and listen for are gurgling in sinks or toilets. Also check floor drains in the basement (usually in the mechanical room) for water backing up. Please don't use chemicals like Drain o to open frozen pipes. The only way to thaw frozen lines is to get hot water to where the pipe is frozen outside the house. Sometimes you can thaw a frozen pipe by pushing a garden hose down the sewer pipe clean out and running hot water at a slow rate. The best way is if you can push a hose from the septic tank towards the house so the water can run into the septic tank. You may need to tape the hose to a fish tape so you can push until you get to the frozen area. A hot garden hose will not push very far, that's why you need a fish tape. This will work only if your septic tank has a manhole over the inlet side of the septic tank. Be carful not to fall in the tank and should only be done with 2 people. If you thaw from the house to the tank you will need to suck out the you use will come back into the house. There are contractors that have hot water jetters that can easily thaw frozen pipes and get sewer lines flowing again. Dripping faucets and high efficient furnaces are the main culprits leading to frozen sewer lines. Also check toilet tanks to make sure they are adjusted properly and not leaking water slowly. Also check the flapper on toilet to make sure it is seating properly and it is not hard or brittle. If it has been a few months since you have been to your cabin check to see if the septic tank is iced over. If its iced up no water will enter the tank or leave the tank then it will back up building sewer pipe back into the house.

If you haven't been to your cabin all winter, make sure that you check your septic to insure it's not frozen. We've had a very mild winter so far and I don't expect to see many frozen sewers. But if you hear gurgling when you flush a toilet or run water, don't use any more water. You can check for a frozen tank by removing the cover and looking inside. If the cover isn't above ground you may be able to look down the observation pipe at the tank with a flash light or use a stick to probe for ice. If you find ice, feel free to call me 715 416-0373.

It's that time of year to clean your septic tank filter. Any septic system installed in Wisconsin since the year 2000 should have a filter on the outlet side of the septic tank. Be careful lifting the septic tank covers because they are very heavy weighing 100 lbs or more. You can use a long pipe or bar for a lever. there should be a handle sticking up from the filter to lift the filter up. Lift the filter slowly and rinse the filter off inside the tank with a garden hose. Pay attention on how the filter fits into the canister, some have small slots to help guide the filter into position. Its also a good time to check your drain field for ponding. This can be done by removing the vent covers or observation covers and look down with a bright light. You can also cut a stick or use a 1x2 firing strip to measure the depth. Its not unusual to have some water in older drain fields, if there is 8 inches or more I would be concerned. If you have a lift station in your septic tank it would be a good time to test the pump and alarm systems. You can lift the floats with a garden rake or a shovel.

If you plan on doing an addition to your house or adding a deck or sidewalk. Make sure you know where your septic is located. In the past few years we have seen that many times sidewalks and patios have been installed over septic tank lids which prevents pumpers from servicing tanks properly.

Its that time of year that people are thinking about planting trees and shrubs. Make sure you don't plant on or near septic system components (tanks or leach field) If you don't know exactly where your septic system is located, you can contact your local zoning office to get a map of your system. Most systems installed since 1970 are on file with the zoning office. When new systems are installed, the zoning office inspects the installation and records where it is installed and makes a map of the system.
If you have an older septic system (installed before 2000) you may want to have the septic tank cover brought above ground level for ease of servicing and inspecting. We can help if you need this done or if you have any questions about anything give me a call 715 416-0373

If the city or sewer and water district you live in asks to run water. Don't stop running water until they tell you to stop. Just because its 40 degrees outside, it doesn't mean that the 6 feet of frozen ground has thawed under the streets and parking lots overnight.
