We at JMS are devastated by the Port of Pasco’s untimely decision to terminate our Master Development Agreement for Osprey Pointe. This exciting project was the product of years of collaboration. It promised an exciting mixture of uses along a beautiful 55 acre Port owned parcel on the banks of the Columbia River. The development survived Covid, regulatory and code changes, rezoning, cultural studies, SEPA reviews, traffic studies and numerous changes to the design of the offsite sewer and water necessary to serve the project. Major staff and management changes at the city and the Port complicated these processes. After years of time, and a financial investment in the millions, we were at the doorsteps of realizing on the Port’s vision. A permit had been issued, shovels were ready and cash was in hand for the first three projects in a phased development to occur over some 10 years. We believe the Port’s untimely termination was improper, inconsistent with our agreement, and lacking in good faith and fair dealing. We intend to explore all options and will have no further comments at this time.

Zillah Looking To Develop An Indoor Public Market Space

City officials estimate there are 461,830 residents within a 60-mile radius of Zillah. They aim to attract those potential customers by creating a public marketplace that serves as a hub for the community and its surrounding culture of wineries, breweries, tourism, and agriculture.

The indoor facility would be built on 1.64 acres the city of Zillah owns. City Administrator Michael Grayum said it would showcase the region’s finest local products while providing a central location for small-scale producers to connect directly with consumers.

“We envision creating a community gathering space where culture, food and agriculture come together,” Grayum said. “We are focused on supporting local businesses, promoting economic growth and providing consumers with greater access to high-quality, locally sourced food and products.”

The Zillah market will include a 16,200-square-foot indoor space with areas designated for wine and brewery vendors and stalls outside for food trucks.

Having the Marketplace next to the hotels & event centers will bring Foot Traffic for all the businesses.

Watching so many of our local businesses struggle or close is heartbreaking.
Creating a safe space that supports the businesses with advertising & year-round events is top priority.
Being next to the river is icing on the cake.

Foot Traffic:
For years, we've been asking why does Tri-Cities keep building Out & not Up.

We're hoping to change that.

We have buildings between 4-8 stories (Skyscrapers😄) all with commercial on the main level & living above.
This creates local foot traffic to support the on-site businesses.
Hosting events, concerts & hotels brings foot traffic to businesses.
Creating a space filled with art & live music brings foot traffic for businesses.
Having a variety of shops & restaurants does not create competition, it brings visitors by giving them options!
And being on the banks of the Columbia River, adding docks & water taxis will connect the Tri-Cities.
