Choosing the right city in the Austin metro is just as important as finding the right house - so let’s get into it!

suburbs north of Austin (Georgetown, Round Rock, Liberty Hill, Leander) — best for families, new construction homes, top-rated schools, and master-planned communities with amenities like pools, parks, and trails

West of Austin (Lakeway, Bee Cave, Dripping Springs) — perfect if you want Hill Country views, luxury homes, and a slower-paced lifestyle with highly rated schools

If you have a dog in the Austin area, you know… finding the right park makes all the difference 🐾
And if you’re moving here? This is one of those things you’ll care about way more than you think.

Here are some of the most popular dog parks around Williamson County ↓

🐕 Bark Park (Georgetown) — best for space to run, shade, and separate areas for big and small dogs

🐕 Dog Depot (Round Rock) — perfect if you want a true off-leash park with agility equipment and room to roam

🐕 Cedar Bark Park (Cedar Park) — great for water access, scenic space, and dogs that love to swim

🐕 Falcon Pointe Bark Park (Pflugerville) — more of a neighborhood feel with fenced areas and a quieter vibe

This is what March has looked like for me so far… it feels like the real start of spring in real estate 🪻

✈️ 3 clients flew into town to tour homes and get under contract
🪧 Closings happening = fresh starts for some really special families
📝 Deep in builder negotiations…
“Can we change the elevation because we hate it?” 😂
“Can we add a second switch + fan support?”
“How much flex cash can we actually get?”
🧖‍♀️ Spa day with my girls
🎡 Rodeo day (because… Texas)
📣 Cheer banquet for my oldest
🔨 Inspections getting scheduled left and right
🚗 And… I got a new car

And my favorite part of the month—

There truly isn’t a more supportive husband or more devoted dad. He keeps me laughing every single day .hogan

It’s been busy. A little chaotic. But also really, really rewarding.

The market is finally picking back up (which has been a long time coming)… and if you’ve been waiting to make a move, this spring is already telling a very different story than last year.

Mostly, I just feel grateful.

Here are the questions that can save you thousands and a lot of stress.

1. “What incentives are available right now?”
Builders around Georgetown, Leander, and Liberty Hill frequently offer things like rate buydowns, closing cost credits, and flex cash… but they don’t always advertise the full list upfront. Sometimes the best incentives are tied to using the builder’s preferred lender.

2. “What is the tax rate in this community?”
I cannot stress this enough - The tax rate impacts your home budget in a major way. Hundreds of dollars a month more can go toward your property taxes when you live in a master planned community like Santa Rita Ranch with major amenities and schools on site which means smaller home budget. (I know ALL the tax rates, let’s talk!)

3. “Is this a quick move-in home or a build from scratch?”
A quick move-in home in communities near Dell Diamond, Wolf Ranch Town Center, or the Georgetown Square might close in 30–60 days… while a full build could take 6–10 months depending on the builder and construction timeline.

4. “What upgrades are already included?”
Some builders in Georgetown new construction communities include things like appliances, blinds, or garage openers… others treat them as upgrades. This can dramatically change your final price.

5. “What happens if interest rates change during construction?”
Some builders offer extended rate locks or additional incentives if rates move before closing. Knowing this upfront can protect your budget.

buying new construction homes in the Austin area is very different from buying resale. Builders have their own contracts, timelines, and incentive structures.

And the buyers who understand the process tend to walk away with the best deals and the least surprises.

Spring cleaning hits different when you have the right products.

These are the ones I come back to every year… whether I’m refreshing my own house or helping sellers get their homes market-ready in the Austin area.

🧼 Norwex microfiber cloths — if you’ve ever used these, you know. They’re the ones with the silver in the fibers that help inhibit bacteria, so you can wipe down kitchen counters with just water. I love them for cleaning granite, quartz, and kitchen surfaces without spraying a bunch of chemicals.

🧽 Norwex window cloth — this one feels like magic. It makes windows, mirrors, and glass doors streak-free with almost no effort. If you have those big sliding doors or tall windows common in Texas homes, this is a must.

🧴 Mrs. Meyer’s Multi-Surface Spray — the smell alone makes the house feel fresh. I love using it right before showings because it gives the home that clean, subtle scent buyers notice the second they walk in.

✨ Clear storage bins + simple drawer organizers — nothing fancy, but life-changing when you’re decluttering closets, pantries, and bathroom drawers. Buyers love seeing organized storage, and it makes spaces feel bigger.
