As part of the mortgage process, your lender will arrange a property valuation to check the property is a suitable security for the loan. This valuation is for the lender, not the buyer, and most lenders don't charge for it.

There are two ways this can happen:
✔️ Physical Valuation – A surveyor visits the property.
✔️ Desktop Valuation – An online assessment with no property visit.

That's why Caveat Emptor ("Buyer Beware") matters. It's great that a desktop valuation means the mortgage gets approved quickly, but always do your own checks and consider an independent survey so you know exactly what you're buying. 👍

Today’s journey: First stop in Oldham, helping a lovely couple secure their first home after being told by their previous broker that a mortgage wasn’t possible due to a CEFAS marker, then on to Preston to see a landlord releasing equity to buy more investment properties, and finally finishing the day at the beautiful Pine Lake Resort in Lancaster. 🚗🏡✨

Yes — you can still get a mortgage even if you’re on the CIFAS register!

I’ve successfully helped many clients secure mortgages despite having a CIFAS marker on their record.

When lenders assess your application, we look at the whole picture — not just the marker.
If you’re failing credit checks but your credit report looks clean, it could be due to a CIFAS entry you’re unaware of.

⚠️ What a CIFAS marker means:
If a fraud marker has been placed against you (not a protective one), it can make it difficult to:

- Open bank accounts
- Get loans or credit cards
- Apply for mortgages

These markers can stay on your record for up to 6 years.

If you suspect you’re on the CIFAS register:
- Request a Subject Access Request (SAR) via www.cifas.org.uk
- Find out which organisation placed it and why
- Challenge it if you believe it’s incorrect

Brokers will usually ask for your last 3 months’ payslips if you’re employed — but that doesn’t tell the full story.

Turning up with three payslips showing £10k a month from your uncle’s corner shop isn’t going to cut it. When we complete a fact find, we’re looking at a full 2-year employment history to make sure everything stacks up.

Yes, there are rare cases where someone’s recently changed jobs and seen a big jump in income — but in most situations, consistency and credibility are key.

Bottom line: it all has to add up. 👍
